Morton Ranch, Katy: A Neighborhood Guide

Morton Ranch is a family-focused community in Katy, Texas, in the 77449 zip code, just west of Mason Road and south of Morton Road. It was built out beginning in the mid-2000s and today holds roughly 748 homes, all managed by the Morton Ranch HOA.

If you are house hunting in west Houston, Morton Ranch tends to come up for three reasons: the schools, the amenities, and the commute math. Here is what each of those looks like in practice.

The schools: a K-12 pathway on contiguous campuses

The neighborhood is served entirely by Katy ISD, and the three Morton Ranch campuses sit together on one school complex: Morton Ranch Elementary (Pre-K through 5th grade), Morton Ranch Junior High (6th through 8th grade), and Morton Ranch High School (9th through 12th grade). Junior High feeds directly into the high school without a split, so a child starting kindergarten can stay on a single pathway all the way to graduation.

School boundaries and grade assignments are set by Katy ISD and can change; always confirm current zoning with the district before relying on it.

Amenities: pool, pond, and trails at home

Morton Ranch plans its outdoor life around a community swimming pool with a splash pad, two playgrounds (one large by the pool, one near the front entrance for younger children), and a large pond that residents use for walking loops. For a low-key weekend, it is hard to beat staying in the neighborhood.

The commute: Energy Corridor first, downtown second

Mason Road connects the community to I-10 and, further north, the Grand Parkway (HWY 99). From the 77449 area, the Energy Corridor is typically the closest major employment center at about 10 to 20 minutes in normal traffic, while downtown Houston runs about 30 minutes off-peak and roughly 35 to 55 minutes at rush hour over I-10. George Bush Intercontinental Airport is about an hour away, roughly 40 miles depending on route.

Shopping and dining nearby

Katy Mills and LaCenterra at Cinco Ranch are both minutes away by car, and everyday groceries are close at hand with Kroger, H-E-B, 99 Ranch Market, and H-Mart in the area. Katy Park, one of the busiest recreation destinations in northwest Katy, is nearby for ball fields and wide-open green space.
