Moving to Katy, TX from Out of State: What Buyers Should Know in 2026
October 19, 2026 By Carol Jukes 7 min read
Katy is a Houston suburb roughly 25 to 30 miles west of downtown, and for out-of-state buyers it answers three questions before any house tour starts: where exactly am I moving, what is the school district like, and how does Texas homeownership actually cost out. The short answer is that Katy is home to one of the state's largest school districts, its housing market is a mix of established communities and new construction, and the financial trade-off of no state income tax is a higher property tax bill. Here is what I tell relocation buyers before they look at a single house.
Where is Katy, and where did its name come from?
Katy sits about 25 miles west of downtown Houston, per the Handbook of Texas, inside the I-10 corridor that runs from the Energy Corridor out to the Grand Parkway. The city spans parts of Harris, Fort Bend, and Waller counties, which matters more than it sounds: the ZIP code and even the school address can tell you which county you are in, and county drives the appraisal district and property tax bill.
The name itself is a railroad story. The Missouri-Kansas-Texas line, better known as the MKT, was nicknamed "the Katy," and the town that grew up along it took the name when the railroad came through in the 1890s. The City of Katy's history page traces the town from the Cane Island settlement to its official start in the 1890s, and incorporated Katy. That railroad heritage is still visible downtown at Katy Heritage Park today. For a relocated family, the practical takeaway is that Katy is not a brand-new planned city; it is an old Texas town with a modern suburb built around it, and most of the homes buyers look at, including Morton Ranch, sit in that newer ring.
Katy ISD: what out-of-state parents should know
Katy ISD's own site says it serves more than 95,000 students across roughly 80 campuses, and enrollment counts from the Texas Tribune's Schools Explorer confirm a district that size, around 95,000 to 96,000 students in the most recent annual count. That makes Katy ISD roughly the fifth-largest district in Texas by enrollment, behind Houston, Dallas, Cypress-Fairbanks, and Northside, and it is one of the fastest-growing, adding on the order of a thousand students a year.
The single most important thing to understand is that Texas school assignment is set by address, not by choice: your street determines your feeder pattern, and boundaries can change. Homes in Morton Ranch, for example, feed a single no-split chain, Morton Ranch Elementary, Junior High, and High School, on one campus complex, which I break down in detail in which Katy ISD schools serve this address. Before you fall in love with a house, run the street address through Katy ISD's official "Find My School" lookup on katyisd.org, and remember that ratings and boundaries update over time.
The commute: I-10, the Grand Parkway, and the toll network
Katy's commute math is simpler than most out-of-state buyers expect: nearly everything important runs along I-10, with the Grand Parkway (SH 99) looping around the west side and the Westpark Tollway cutting east toward the Galleria and Medical Center. A research-based drive from Katy to downtown Houston is roughly 30 to 45 minutes by car depending on the hour, which tells you the two rules of a Katy commute: pick your route by destination, and test it at your actual commute time before you commit. The toll lanes, HOV rules, and Park & Ride options from the Grand Parkway lot get technical fast, so I wrote a full commute guide from Morton Ranch covering the Energy Corridor, downtown, and the Medical Center with numbers. The short version: the Energy Corridor is the easy daily drive, downtown is a longer haul, and toll tags save time if your office is inside the loop.
The tax trade-off: no state income tax, higher property taxes
Texas has no state income tax, and Katy, like the rest of the state, pays for its schools and services through property taxes. For a family moving from a high-income-tax state, that can feel like a raise on paper, but the property tax bill arrives every year and should be part of your monthly budget from day one. Morton Ranch sits on the Harris County side of Katy, so the levy comes from Katy ISD, Harris County, and the local MUD, and a homestead exemption caps your main home's school-taxable value. The exact rates and what a buyer should budget are in my Katy property tax guide; the planning rule of thumb is to underwrite the taxes and insurance before you underwrite the mortgage. Note that a property's existing exemptions do not transfer to a new owner automatically, so filing the homestead exemption after closing is a step you cannot skip.
What a home costs in Katy 77449 right now
The home this site is built around, 2810 Roaring Oaks Ln in Morton Ranch, is active on the MLS at $300,000 (MLS #60364580) as of this writing: a one-story, flexible 3/4-bedroom plan of about 1,972 square feet, built in 2009, with a 2024 A/C, a 2019 roof, and a list of recent updates you can read on the listing page. That price lands in the middle of Morton Ranch's typical value band, which I compare against ZIP-wide and citywide medians in the Katy 77449 market report and the market snapshot. For out-of-state buyers, the practical translation is that 77449 gives you an established community, a Katy ISD feeder chain, and a price point a good deal below the newest master-planned villages farther west, with the trade-off being an older home stock that rewards checking the roof, HVAC, and water heater rather than just the finishes.
Weekends: Katy Mills, Typhoon Texas, and the old railroad town
Relocation buyers usually want to picture real life, not just the commute. Katy Mills, the outlet mall at I-10 and the Grand Parkway, opened in 1999 and packs shopping, dining, a cinema, and family entertainment under one roof; it sits minutes from Morton Ranch. In season, Typhoon Texas Waterpark runs a full water-park program with slides, a lazy river, and a wave pool, and LaCenterra at Cinco Ranch is the open-air downtown-style center for dinners and community events. For a quieter afternoon, Katy Heritage Park in old Katy preserves the railroad-era buildings and hosts the MKT Railroad Museum through the Katy Heritage Society, a nice nod to the town's nickname. The restaurants, groceries, and parks closest to this home are mapped in my eat, shop, and play guide and the Morton Ranch neighborhood page.
A short relocation list before you fly in
If you are moving from another state, keep the pre-trip list short: verify school zoning for the exact addresses you are considering, budget property taxes and homeowners insurance alongside the mortgage, test your commute at the hour you will actually drive it, and confirm utility and HOA realities for the specific community. Those four items sort out most of the surprises that relocation buyers hit, and each one is address-specific, not neighborhood-wide. It is the reason this site exists: every detail is attached to one real house in one real community.
One last thing about doing the search from afar. Remote buyers are common in Katy, and a live video walkthrough plus a thorough inspection report answers a lot of the questions that in-person buyers answer just by walking a house. The photo gallery for 2810 Roaring Oaks Ln includes the full walkthrough video, and I am glad to show the home live if you want a second set of eyes before you book a flight.
